This Belgravia Ace stamp duty calculator works out Buyer’s Stamp Duty and Additional Buyer’s Stamp Duty on a purchase here, using the residential rates in force. Belgravia Ace is residential landed property, so the residential BSD scale rising to 6% applies and ABSD is chargeable — the lower non-residential scale and the ABSD exemption that applies to commercial and industrial property do not apply to this development.

The Belgravia Ace BSD Scale

Buyer’s Stamp Duty is charged on a progressive tiered basis on the higher of purchase price or market value, and every buyer pays it regardless of nationality or how many properties they own. For residential property the scale is 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1.5 million, and 6% on the balance above S$3 million. The top two tiers were introduced in February 2023.

Because every Belgravia Ace house sits above S$5 million, the 6% top tier always applies to part of the price.

ABSD by Buyer Profile at Belgravia Ace

Additional Buyer’s Stamp Duty sits on top of BSD and depends entirely on who is buying. The rates have been unchanged since 27 April 2023: Singapore Citizens pay nothing on a first residential property, 20% on a second and 30% on a third or subsequent. Permanent Residents pay 5% on a first, 30% on a second and 35% on a third or subsequent. Foreigners pay a flat 60% on any residential purchase, and entities including trusts pay 65%.

For a jointly held purchase, the highest applicable profile among the buyers governs the rate for the whole property.

Eligibility Comes Before Stamp Duty

Belgravia Ace is strata landed housing that is not within an approved condominium development, which makes it restricted residential property under the Residential Property Act. Singapore Citizens may buy without approval. Permanent Residents and foreigners must obtain approval from the Land Dealings Approval Unit at the Singapore Land Authority, which is assessed case by case and is not granted routinely. What Else to Budget at Belgravia Ace

Stamp duty is the largest single add-on but not the only one. Legal conveyancing fees, valuation, mortgage stamp duty and the monthly maintenance contribution all sit outside the headline price. Seller’s Stamp Duty is a separate matter that only arises on disposal — for purchases made on or after 4 July 2025 it runs over a four-year holding period at 16%, 12%, 8% and 4%.
