First, what is being compared? A strata landed home, such as a semi-detached house or terrace in a gated development, is one where you own the house but not the land under it. The land is shared by everyone in the development, much as a condominium's grounds are shared. A conventional terrace house comes with its own plot. That difference in ownership is the main reason for the price gap.
The gap is not uniform across the island. Stacked Homes reports that it varies from about 6% in District 13 to nearly 39% in District 11, with freehold terraces generally costing more in every district that qualifies for comparison. The size of the discount depends heavily on where you buy, and averages across the island hide a lot of variation.
What can a prospective buyer take from this? One reading is that strata landed homes offer a way into freehold landed-style living at a lower entry cost than a conventional terrace. Another is that the gap reflects real trade-offs: shared land, management fees and sometimes less control over redevelopment. Neither reading is a recommendation, since each buyer will weigh those factors differently.
Belgravia Ace belongs squarely in this category. Developed by Fairview Developments, part of Tong Eng Group, it is a freehold strata landed development of semi-detached and terrace houses in Seletar Hills, District 28. There are 107 houses in all, TOP has been obtained, and 23 houses remained unsold as of August 2026. Because the homes are completed, a buyer can see exactly what is being offered rather than rely on plans.
The district-level spread of 6% to 39% does not cover every district, so it would be wrong to read any specific figure into Seletar Hills from these numbers alone. A buyer who wants to understand local value should look at recent transactions in the immediate area, and the project details page sets out what the development offers.
Finally, remember that averages blend many different homes, from older terraces to newer builds. A $1.05 million gap is a useful starting point for questions, not a conclusion about any particular house.
For a viewing, a few questions are worth bringing. What does the monthly management fee cover? How are shared facilities and the common land maintained, and who decides on repairs? What are the arrangements for parking and visitors? Because strata landed homes share land, the way the development is managed is part of what you are buying, and it deserves as much attention as the house itself.
