Knight Frank Singapore figures reported by EdgeProp on 12 October 2026 put Singapore's third-quarter 2026 property investment sales at $10.7 billion, down from $16.2 billion in the first quarter and $15.5 billion in the second. Even so, the nine-month total for 2026 up to the report stands at $42.4 billion, which has already passed the full-year 2025 record of $40.7 billion.
Residential transactions led the third quarter at $4.3 billion, mostly through Government Land Sales, with the roughly $1 billion sale of the 8 Thomson Lane site to a Sustained Land-led consortium standing out as the quarter's largest residential deal. For an owner holding a completed strata landed house such as those at Belgravia Ace, this kind of land-level activity is one indicator of continuing developer appetite for Singapore residential sites, even as overall deal volume eased from the first half of the year.
Melvin Chay, Knight Frank Singapore's interim head of capital markets, said the full-year 2026 figure is on track to reach roughly $50 billion, which would be an all-time high for Singapore investment sales. Chay also noted that possible interest-rate rises could prompt some parties to close deals before the end of the year rather than wait into 2027. An owner tracking the broader market has reason to note both points: a record year for capital flows into property, and a rate environment that could still shift before the year closes.
Belgravia Ace is a freehold strata landed development of 107 houses, comprising 104 semi-detached homes and three terrace houses, on a 290,520 sq ft site at 365 Belgravia Drive in the Seletar Hills Estate of District 28. The development has obtained its Temporary Occupation Permit, and Fairview Developments, a unit of Tong Eng Group, released a final phase of 23 houses for sale on 13 August 2026. An owner in a completed landed house is in a different position from a buyer of an uncompleted unit: the house is ready for occupation, and the legal completion expected by 31 January 2031 sets the horizon for the balance of payment under the brochure.
The investment sales figures are a market-wide read, not a valuation of any single house, but a landed owner weighing the next few years can use them as one input alongside site-specific facts such as tenure, location and the pace of the final sales phase.
