Visitors to the site have been asking about the latest Government Land Sales news. The four questions below take it in turn, using the figures URA published and the facts on record for Belgravia Ace Landed.
On 13 August 2026 URA released two sites for sale by public tender: Marina Gardens Lane, near Marina South MRT station, with about 390 homes, and Orchard Boulevard, near Orchard Boulevard MRT station, with about 110 homes. Both belong to the Confirmed List of the 2H2026 Government Land Sales (GLS) Programme. Belgravia Ace Landed is a separate, completed strata landed project in the Seletar Hills Estate, so the release is background reading rather than a development that touches it.
The two sites in the release are not near Seletar Hills Estate and are described by URA through their own stations, Marina South and Orchard Boulevard, so each answer on this page keeps the tender facts and the project facts in separate paragraphs.
Marina Gardens Lane closes at 12 noon on Thursday 15 October 2026, six days after today, Friday 9 October. Orchard Boulevard closes at 12 noon on Thursday 29 October 2026, twenty days after today. Developers obtain the tender documents, called eDeveloper's Packets, through URA's One-Stop Developers' Portal. The Confirmed List as a whole is put by URA at about 4,745 homes.
Belgravia Ace Landed runs on a different clock. The project launched in January 2022, TOP has been obtained, and the brochure gave vacant possession as 31 January 2028, a date that TOP now precedes. Expected legal completion remains 31 January 2031. These are the developer's project dates, kept apart from the tender dates above.
The word "Confirmed" is URA's own label: it marks sites that form part of the half-year programme. Both tender sites carry it, and the release explains the process in terms of tender documents, closing times and the developers' portal, which is why this page keeps to those three points.
Belgravia Ace Landed is the final phase of the Belgravia collection at 365 Belgravia Drive, off Ang Mo Kio Avenue 5, in District 28. It comprises 107 strata landed houses, 104 semi-detached and 3 terrace, on a 290,520 sqft (26,990 sqm) site. The tenure is freehold, the developer is Fairview Developments Pte Ltd (a unit of Tong Eng Group), and TOP was obtained in 2026. The project is in its final developer sales phase, and 23 houses were released in that phase on 13 August 2026. Of the 107 houses, almost all are semi-detached, and the three terraces complete the mix. The site lies in the Seletar Hills Estate, a landed neighbourhood off Ang Mo Kio Avenue 5, and the strata arrangement means the houses share common property within one estate.
For the finished houses, the facts on record are the 107-house count, the 290,520 sqft site, the freehold tenure and the district. The Belgravia name belongs to a collection of strata landed releases by the same developer group, and this is the final phase of it, so the project page reads as a closing chapter rather than an opening one.
