  3. Four Questions on a 1937 Bungalow

· Belgravia Ace Insights

A freehold estate in District 11 could end up as six detached houses, 16 semi-detached houses or a single family compound, depending on who wins its tender. The property sits off Lornie Road, a freehold holding with a pre-war house at its centre. EdgeProp reported on 13 October 2026 that 8 Lornie Road, former home of the late tycoon Chng Gim Huat, is offered by public tender. Four questions set out what the sale means for buyers.

Belgravia Ace Landed Q&A: what is on offer at 8 Lornie Road?

EdgeProp describes 51,700 sq ft of freehold land with about 58 m of frontage to Lornie Road. On it stands a pre-war bungalow from 1937, extended over the decades; two second-floor bedrooms and a ground-floor office suite were added in the 1990s. Mature fruit trees fill the garden, EdgeProp added, with durian and mango alongside avocado, longan, pomelo and starfruit.

Belgravia Ace Landed Q&A: which buyers does the tender suit?

Two groups, going by the marketing agent's comments to EdgeProp. A developer could pursue subdivision, which the agent put at six detached houses or 16 semi-detached houses, subject to approval. A private buyer could keep the land as one estate for a multigenerational family. The agent reported continued interest from both developers and private buyers in freehold residential assets.

The weighting differs between the two groups. Private buyers, the agent told EdgeProp, look closely at location, privacy and long-term ownership, while the subdivision figures speak to the developer route. Both readings rest on the same 51,700 sq ft of freehold land.

Belgravia Ace Landed Q&A: how does the sale run?

The tender closes at 3 pm on 12 November 2026, EdgeProp reported. A tender gathers sealed offers by a set deadline, unlike the private-treaty route used in May 2025, when the estate was first offered before the family withdrew it. Chng died in August 2024 aged 90, and the family sold the Orchid Hotel at 1 Tras Link in June 2026, according to EdgeProp.

Bidders work to that single deadline. Where the earlier private-treaty offer left room for open-ended negotiation, the tender replaces it with one cut-off date and one round of offers.

Belgravia Ace Landed Q&A: what does the listing signal for landed buyers?

For landed buyers, the listing shows how one large freehold plot can lead to very different outcomes: a single family estate, or a cluster of new detached or semi-detached houses after approval. EdgeProp's account sets those options side by side without naming a preferred use, and the result rests with bidders and, for any subdivision, with the planning authorities.

Belgravia Ace Landed is a separate, completed freehold estate at 365 Belgravia Drive in Seletar Hills Estate, District 28, off Ang Mo Kio Avenue 5. Developed by Fairview Developments, a unit of Tong Eng Group, it closes the Belgravia collection with 107 strata landed houses, 104 semi-detached and 3 terrace. TOP was obtained in 2026, and 23 houses were released in the final developer sales phase on 13 August 2026, with about 80% of the 107 sold since the January 2022 launch.
