Strata landed housing is still unfamiliar to many buyers, and unfamiliar things attract assumptions. Some are harmless, others steer people towards or away from a purchase for the wrong reasons. Here are four that come up often, tested against the published particulars of Belgravia Ace, a freehold development of 107 houses at 365 Belgravia Drive in District 28.

Myth 1: it is just a condominium with a different name

The structure is different. A condominium is a stack of apartments. A strata landed development is a set of individual houses, each with its own entrance, its own stairs and, in this case, its own private lift, built on a shared parcel of land whose common property is managed by a management corporation. At Belgravia Ace there are 104 semi-detached houses and 3 terrace houses, in four types, on a site of 26,990 square metres. About 40 per cent of the land is communal open space, so the layout is closer to a landed estate than to a tower.

Myth 2: freehold means no running costs

Freehold describes how long the land is held, which here is in perpetuity. It says nothing about upkeep. Because common areas are shared, the management corporation sets maintenance charges, and the project particulars list S$528 a month for the Type A share and S$576 a month for the Type B and Type C shares, subject to change. Anyone budgeting for a purchase should treat that as a recurring line next to utilities and household costs, and the project details page sets out the share values.

Myth 3: strata means small

The published areas say otherwise. The five layouts range from about 339 to 406 square metres of built-up area, which is roughly 3,649 to 4,370 square feet, over three storeys with an attic or a basement and roof terrace depending on type. The main living volume has a 4.5 metre ceiling, with floor-to-floor height reaching 4.95 metres, and the living width frontage is 6 metres. Every type lists five bedrooms, a study, a household shelter and a private lift. The figures include air-conditioning ledges and open roof terraces where applicable, so they are approximate and subject to final survey.

Myth 4: a quiet estate has to be remote

Belgravia Drive is a cul-de-sac off Ang Mo Kio Avenue 5 inside the Seletar Hills Estate, which gives it the calm that residents of landed enclaves usually look for. District 28 is a car-oriented part of the island, with no MRT station or shopping mall inside the district itself, so the honest summary is that daily life here is built around driving and the surrounding roads. A buyer who values quiet and space will weigh that against a central address, and neither choice is wrong.

What is actually confirmed

The development was built by Fairview Developments, part of the Tong Eng Group, and a Temporary Occupation Permit has been obtained, ahead of the 31 January 2028 vacant possession date given in the particulars.
