· Belgravia Ace Insights

On 16 September 2026 the Singapore Tourism Board (STB) launched a tender to redevelop 37 Emerald Hill, and EdgeProp reported the details on 17 September 2026 as a concept and price revenue tender, following STB's media release of 16 September 2026. The site is a former school campus behind the Orchard shopping belt, and the stated goal is a hotel and lifestyle destination. For buyers who follow the city's amenity landscape, the tender spells out in plain terms what may and may not be built there.

The site covers about 10,415 sq m (112,104 sq ft), or 1.04 ha, where Somerset meets the Emerald Hill Conservation Area. It stands opposite The Heeren and Design Orchard and about a nine-minute walk from Somerset MRT. Three preserved buildings remain on it: the two-storey Main Block of 1925 in a neo-classical and Art Deco style, the two-storey Principal's House of 1930 and the three-storey Song Ong Siang Block of 1956. The grounds served as the Singapore Chinese Girls' School campus until July 1994, and then as Chatsworth International School from 1998, which became a primary-only campus in 2018 and closed in 2020.

The lease runs 50 years with an option to extend by 20 years, and the maximum gross floor area is 16,664 sq m (179,370 sq ft). Permitted uses are mainly hospitality and commercial: restaurants, bars and pubs, outdoor refreshment areas, shops, a fitness centre or gym and medical clinics. The permitted-use list excludes housing, offices, serviced apartments and schools.

Emerald Hill Tender Notes for Belgravia Ace Landed Buyers

STB wants a new-to-market hotel concept, first-of-its-kind lifestyle experiences and accessible public spaces with year-round programming. EdgeProp reported that STB ties the aim to strengthening Orchard Road as an iconic lifestyle destination and to quality tourism growth towards 2040, with the intention of attracting visitors, longer stays and repeat visits to Orchard. The stated vision is for a site that celebrates its heritage while creating a distinctive new lifestyle node, and the brief treats a hotel, public spaces and lifestyle uses as one mixed-use whole.

The tender is open to local and international bidders and runs for six months, with proposals closing on 16 March 2027. For a buyer based elsewhere on the island, the practical points are the dates and the uses: the Orchard site is described as a hospitality and lifestyle destination, the three heritage buildings are preserved, and the process is public.
